RENTAL POLICIES AND GENERAL INFORMATION

VACATION RENTAL HOME POLICY:
We rent ONLY to family groups and responsible adults over the age of 25. One parent or responsible adult is required for every four people under age at all times. Designate one person in your party to be responsible for all payments and correspondence regarding your reservations and plans. Any use of the home for purposes other than family vacations must be addressed at the time of the reservation. Occasions such as parties, weddings, receptions, company gatherings or picnics must be requested in advance and approved by Beach or Bay Real Estate. We’re sorry but we can not rent to prom groups, school or graduation groups, fraternities or sororities, or youth groups, with or without, adult supervision. Our property list indicates the maximum number of guests allowed in each house. It is important to respect these occupancy guidelines for maximum enjoyment of your beach home.
RESERVATIONS:
In Season: Off Season:  
May 19 to September 7, 2014 Jan.1 to May 1, 2014 & September 8 to December 31, 2014  
Week Length of Rental: 6 Nights
Monday noon to Sunday 3:00 pm or
Friday noon to Thursday 3:00 pm
Weekend length of Rental: 2 nights
(2 night minimum)
 
When making a reservation, have in mind the exact dates and the number of people who will be using the beach house. During Summer Season many homes are not available for weekend rentals only. At time of reservation, one half of the total rent is due within 5 days from the date booked. If the deposit is not received within 5 days, the reservation will be cancelled without notice. The remaining balance of rent, 6% hotel tax and damage deposit will be due at least 30 days prior to arrival in the form of credit card, money order or cashier's check. During the Spring Break and July 4th holiday rates may apply and a higher damage deposit may be required.
CANCELLATIONS AND REFUNDS:

We understand there can be unforeseen emergencies that could cause you to cancel your reservation. We’ll try to resolve the situation with you. However, please note our cancellation policy.

1. Cancellation of ALL homes must be thirty (30) days prior to date of arrival to receive a full refund less  a $50 cancellation fee.

2. We do not refund with in 30 days of check in.

3. Once your reservation is confirmed with the receipt of reservation deposit, changes of date or switching of homes will invoke our cancellation policy.

4.. There is no refund for appliance failure, utility failure or circumstances beyond our control.

5. Beach or Bay Real Estate reserves the right to substitute another beach house of equal value if available, or at our option make a full refund.

6. Some rental properties are for sale. If your rental home should sell before you arrive, we will do our best to move you to another beach house of equal value or give a full refund of any deposited funds.

7. We do not give refunds for rainy days/overcast skies. We also do not charge more for sunny skies.

8. Refund of damage deposit and cancellations checks are issued within 30 days after departure.

CHECK-IN & CHECK OUT TIME:

The remaining balance will be due 30 days from check in or the full amount if reservation made less than 30 days from check in. You can go directly to your house after 12 noon on check in day (make sure you have access code.)

Check out time is 3:00 PM. Upon departure, replace key in key box and notify office of departure. Failure to return key can result in a $75.00 rekey charge and failire to notify office of departure can result in additional day charge.

MAINTENANCE & EMERGENCIES:
If you have a problem, give us a call. We will have a resolution for you as soon as possible upon notifying Beach or Bay Real Estate. We want you to have a trouble free vacation.
DAMAGE TO YOUR VACATION RENTAL HOME:
You will be responsible for all damages to your vacation rental home and its contents. All costs associated with repairs, excessive clean-up or replacement of contents shall be deducted from the damage deposit. In the event the damage deposit does not cover the cost of repairs or replacement, you will pay cost within 15 days of receipt of notice of cost.
FURNISHINGS:
All the beach houses listed are individually owned, made available to you for rental through Beach or Bay Real Estate. All beach houses are completely furnished, including kitchen appliances, cooking utensils and dining equipment. Linens and towels are furnished. Items not furnished which may be bought locally include paper towels, toilet paper, plastic garbage bags, bath soap, laundry soap, charcoal, etc. Beach or Bay Real Estate is not responsible for changes in furnishing and equipment by owners.
NO RV's, CAMPERS or TENTS ALLOWED on any rental property!
PET AND SMOKING POLICY:
We do have homeowners who are willing to allow pets. Be sure to refer to the amenities legend on the rentals or ask about those particular homes when you call to reserve your beach house. There is a non-refundable $100 pet fee. All of our properties are NON SMOKING. If the home has any indication of smoking inside there will be a forfeiture or deduction from your damage deposit.
BEACH PARKING PERMITS REQUIRED
The Galveston County Department of Parks & Senior Services has implemented the Parking Sticker Program for Bolivar Peninsula Beaches. Every motorized vehicle, including golf carts, will have to display a permit on their windshield to park on our beaches.The sticker can be purchased at Gulf Coast Market and will be good for the remainder of the year.
ERRORS IN PRINTING
Although every precaution is taken by Beach or Bay Rental, errors in printing, such as price, description or amenities can occur. We reserve the right to correct such errors, however we do not give refunds. Beach or Bay Rental is not responsible for changes in furnishings and equipment by the owner.
